The Basics of Siding Replacement for HOA Members

Updating your siding is pretty straightforward – you pick a siding material and color, then work with your contractor to get the project done. However, if you live in a neighborhood with a homeowners association (HOA), there’s one extra step you need to take, and that is to get the project approved by the board first. You might be wondering why this is the case. 

Securing an Approval from the HOA Board

There are reasons why informing your HOA board about your plans to update your siding is imperative. These include:

  • Maintaining uniformity throughout the neighborhood. Among the primary roles of your HOA is to preserve the architectural integrity of each residential property within the neighborhood and keep the common areas clean and well-maintained. Following a certain style and color scheme gives the whole community a specific appearance.
  • Adhering to rules and regulations set forth by the board. When you become a member of the HOA, you are already bound by the covenants, conditions and restrictions (CC&Rs), which lay out the guidelines for the planned community. Usually, the CC&Rs include rules and regulations for any exterior renovations you intend to make for your property, such as siding replacement. Complete compliance prevents you from facing some type of consequence, which may depend on how lenient or strict the HOA is. If you went ahead with the project without the board’s approval, you may be asked to pay a fine or even redo the entire project.

  • Submit your project proposal on time. When having your siding replacement approved, see to it that you have all the necessary documents as well as the detailed outline of the project, for prompt submission. Be patient as this can take a long time to process.
  • Work with a reliable contractor. Your HOA may provide you with a list of contractors to choose from to get your project completed. While they have experience dealing with HOAs, note that ensuring the compliance of your siding replacement still falls on you.
